NOTICE OF SUBSTITUTE TRUSTEE'S SALE
STATE OF TENNESSEE, WAYNE COUNTY
THIS IS AN ATTEMPT TO COLLECT A DEBT, AND ANY INFORMATION GATHERED IN CONNECTION HEREWITH WILL BE UTILIZED FOR THAT PURPOSE.
WHEREAS, default has occurred in the performance of the covenants, terms and conditions of a Deed of Trust Note dated July 18, 2024, and the Deed of Trust of even date, securing said Deed of Trust Note recorded on July 22, 2024 in Record Book 278, at Page 806 as Instrument No. 96655, in the Register's office of Wayne County, Tennessee, executed by Tommy Hazelwood and Brandie Lorriane Hazelwood, conveying certain property described therein to Title and Escrow of Lawrence Co., LLC, as Trustee, for the benefit of Mortgage Electronic Registration Systems, Inc. ("MERS") solely as nominee for Paramount Residential Mortgage Group, Inc. its successors and assigns (the “Holder”) and to Mickel Law Firm, P.A., having been appointed as Substitute Trustee by instrument of record in the Register's office for Wayne County, Tennessee.
WHEREAS, the owner and holder of the Deed of Trust Note has declared the entire indebtedness due and payable and demanded that the hereinafter described real property be advertised and sold in satisfaction of indebtedness and costs of foreclosure in accordance with the terms and provisions of the Deed of Trust Note and Deed of Trust.
NOW, THEREFORE, notice is hereby given that an agent of Mickel Law Firm, P.A., as Substitute Trustee, pursuant to the power, duty and authority vested in and conferred upon said Substitute Trustee, by the Deed of Trust, will on Wednesday, October 14, 2026, at or about 02:00 PM at 100 Court Circle, Wayne County Courthouse - East Door, Waynesboro, Tennessee, 38485, or the sale will be held in the place at said venue where foreclosure sales are customarily advertised and/or conducted, offer for sale to the highest bidder for cash, and free from all legal, equitable and statutory rights of redemption, exemptions of homestead, rights by virtue of marriage, and all other exemptions of every kind, all of which have been waived in the Deed of Trust, certain real property located in Wayne County, Tennessee, described as follows:
A certain tract or parcel of land lying and being situated in the 7th Civil District of Wayne County, Tennessee, on the waters of Little Cypress Creek, on the South side of Highway No. 13, and being more particularly bounded and described as follows:
BEGINNING at a stake standing near the edge of road, near and West of Herman Stooksberry`s house, the same being the Northwest corner of the tract conveyed by A.B. Dodd to the said Herman Stooksberry, also the Northeast and beginning corner of the 17 acre tract of which this is a part; thence South 23 1/2 degrees West with East boundary line of tract of which this is a part 11 poles and 10 feet to stake in same; thence North 52 degrees West 28 poles and 9 feet to stake in West boundary line of tract of which this is a part and East boundary line of tract containing 17 acres conveyed to Annie Olive Guin by Bessie Oliver Stooksberry, by deed dated September 13, 1962, recorded in Deed Book No. 44, page 197, Register`s Office of Wayne County, Tennessee, with 2 white oak, 1 red oak, and 1 hickory pointers; thence North 17 degrees East with said West and East boundary line 28 poles to iron stake on South margin of Highway No. 13, at a point 31 feet from the center of said highway, the same being the Northwest corner of tract of which this is a part and Northeast corner of said Anne Olive Guin 17 acre tract; thence South 52 degrees East with South margin or line of right of way of Highway No. 13, and North boundary line of tract of which this is a part, crossing graded road at 44 8/25 poles in all 54 16/25 poles to stake in same, in the North boundary line of the Amos Martin tract, now owned by A.B. Dodd and Herman Stooksberry; thence West with said North boundary line 22 1/2 poles to the beginning, containing by estimation 6 acres to be the same more or less, according to the survey of W.D. Hurst on August 3, 1964.
There is included within the foregoing metes and bounds description, but excluded from this conveyance, a certain tract or parcel of land heretofore conveyed to Holt Junior Stooksberry and wife, Virginia Kay Stooks berry, by deed of Marie Hanback, dated May 29, 1975, and recorded in Deed Book No. 63, page 284, Register`s Office of Wayne County, Tennessee. Said tract or parcel of land being more particularly bounded and described as follows:
BEGINNING at a stake on the North margin of State Highway, the same being the most Eastern corner of tract of which this is a part, in the north boundary line of the Amos Martin tract, now owned by Herman Stooksberry; thence West with said North boundary line 22 1/2 poles to a stake on the East margin of the road boundary Southwestwardly from Highway No. 13, to L.O. Cook`s home; thence North 41 degrees East 13 2/25 poles to a stake at intersection of said road with said Highway No. 13, in the North boundary line of the tract of which this is a part; thence South 52 degrees East with South margin or line of right of way of Highway No. 13, and said North boundary line 16 15/25 poles to the beginning, containing by estimation 0.8 acre, be the same more or less.
There is included within the foregoing metes and bounds description, but excluded from this conveyance and not conveyed herein is a certain tract or parcel of land heretofore conveyed to Kelly Rochell, by deed of Stanley Hanback and wife, Darlene Hanback, dated June 15, 2005, of record in Record Book 70, Page 926, Register`s Office of Wayne County, Tennessee, containing 2.11 acres more or less. A description of the same is hereby incorporated herein by reference the same as if copied in full herein.
This being the same property conveyed to Daniel Ray Simpson by Warranty Deed from Stanley Hanback and wife, Darlene Hanback dated March 15, 2018 of record in Record Book 201, Page 779, Register`s Office of Wayne County, Tennessee.
This being the same property conveyed to Tommy Hazelwood and Brandie Lorriane Hazelwood, husband and wife, by Warranty Deed from Daniel Ray Simpson of record in Record Book 278, Page 803, Register`s Office of Wayne County, Tennessee.

The sale of the property described above shall be subject to all matters shown on any recorded plat; any and all liens against said property for unpaid property taxes; any restrictive covenants, easements or set-back lines that may be applicable; any prior liens or encumbrances as well as any priority created by a fixture filing; a deed of trust; and any matter that an accurate survey of the premises might disclose; and
All right and equity of redemption, statutory or otherwise, homestead, and dower are expressly waived in said Deed of Trust, and the title is believed to be good, but the undersigned will sell and convey only as Substitute Trustee. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above. Beneficiary has appointed the substitute trustee prior to the first notice of publication as required by T.C.A. § 35-5-101 and ratifies and confirms all actions taken by the substitute trustee subsequent to the date of substitution and prior to the recording of this substitution.
The sale is subject to Occupant(s) rights in possession, if applicable.
If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the purchase price. The Purchaser shall have no further recourse against the Grantor, the Grantee or the Substitute Trustee.
To the best of the Trustee’s knowledge, information, and belief, there are no Federal or State tax lien claimants or other claimants upon the subject property which would require notice pursuant to the terms and provision of T.C.A. § 35-5-104, T.C.A. § 67-1-1433 or 26 U.S.C. § 7425.
If a high bidder fails to close a sale, the Substitute Trustee shall have the option of making the sale to the next highest bidder. The sale held pursuant to this Notice may be rescinded at the Substitute Trustee’s option at any time.
The sale will be conducted subject (1) to confirmation that the sale is not prohibited under the U.S. Bankruptcy Code; and (2) to final confirmation and audit of the status of the loan with the holder of the Deed of Trust. This property is being sold "as is.” Additionally, no representation as to the condition of any structure(s) thereon or the accuracy of the above legal description is being or has been made. Transfer taxes and recording fees are the responsibility of the purchaser.
The following individuals or entities have an interest in the above-described property: Tommy Hazelwood, Brandie Lorriane Hazelwood, Tenants and/or Occupants of 1010 Stooksberry Road, Iron City, TN 38463, Secretary, U.S. Department of Housing and Urban Development.
