WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated January 3, 2012, and the Deed of Trust of even date securing the same, recorded January 4, 2012, in Book No. 142, at Page 716, in Office of the Register of Deeds for Wayne County, Tennessee, executed by Casandra A Williamson and Shawn M Williamson, conveying certain property therein described to Andrew C Rambo as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for First Community Mortgage, Inc., its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by JPMorgan Chase Bank, National Association.

   NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by JPMorgan Chase Bank, National Association, will, on July 10, 2019 on or about 10:00 AM, at the Wayne County Courthouse, Waynesboro, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. The sale is free from all exemptions, which are expressly waived in the Deed of Trust, said property being real estate situated in Wayne County, Tennessee, and being more particularly described as follows: A certain tract or parcel of land lying and being situated in the 1st Civil District of Wayne County, Tennessee, in the City of Waynesboro, on the waters of Chalk Creek along South side of State Highway No. 13, and being more particularly described as follows: Beginning at a 1/2 inch iron rod with an identification cap set in a fence on the Southerly right of way of State Highway 13 (a 70 foot wide right of way), the same being the Northeast corner of Charlie and Kathy Haddock (Record Book 23, page 7), the Northwest corner of the remaining portion of Ella Mae Kelley (Deed Book 67, page 243) and the Northwest corner of the tract herein described, and runs thence with said Highway 13 Southerly right or way as follows: South 47 degrees 25' 03" East 283.62 feet to a point; thence with a curve to the left having a radius of 2628.82 feet, an arc length of 112.24 feet, and a chord bearing and distance of South 48 degrees 38' 27" East 112.23 feet to a 1/2 inch iron rod with an identification cap set in a fence; thence with a severance line of the aforementioned Kelley parcel and with said fence as follows: South 44 degrees 04' 46" West 101.16 feet to a wood fence post found in a corner of said fence; thence North 58 degrees 30' 29" West 100.89 feet ti a wood fence post found; thence South 48 degrees 42' 01" West 15.97 feet to a wood fence post found; thence North 54 degrees 27' 21" West 151.23 feet to a wood fence post found; thence North 50 degrees 05 15" West 143.68 feet to a wood fence post found at a fence intersection, the same being a point on the Easterly line of the aforementioned Haddock parcel; thence with said Easterly line as follows: North 45 degrees 36' 15" East 48.85 feet with a fence to the Southeast corner of a tool shed; thence North 47 degrees 14' 12" West 15.54 feet with the Southerly wall of said tool shed to the Southwest corner of said shed; thence North 46 degrees 33' 22" East 25.01 feet with the Westerly wall of said tool shed to the Northwest corner of said shed; thence North 41 degrees 42' 52" West 19.97 feet with a fence to a wood fence post found in a fence corner; thence North 63 degrees 42' 05" East 89.48 feet with said fence to the point of beginning, containing 1.30 acres with these bounds as determined by a survey done by Acheson Land Surveying, Inc., Devon R. Acheson, Registered Land Surveyor No. 1867, using magnetic bearings taken on November 6, 2002. There is included within the foregoing metes and bounds description, but excluded from this conveyance, a certain tract of parcel of land heretofore conveyed to Jeanine Thompson, by deed of Ella Mae Kelley, containing 0.234 acres, more or less, of record in Record Book 86, Page 41, Register's Office of Wayne County, Tennessee.    The sale held pursuant to this Notice may be rescinded at the Successor Trustee’s option at any time. The right is reserved to adjourn the day of the sale to another day, time, and place certain without further publication, upon announcement at the time and place for the sale set forth above.
