WHEREAS, default has occurred in the performance of the covenants, terms, and conditions of a Deed of Trust Note dated January 19, 2010, and the Deed of Trust of even date securing the same, recorded January 26, 2010, in Book No. 125, at Page 951, in Office of the Register of Deeds for Wayne County, Tennessee, executed by Ellen M Boeke and Vernon S Boeke, conveying certain property therein described to Mattingly Ford Title Services, LLC as Trustee for Mortgage Electronic Registration Systems, Inc., as nominee for Executive Mortgage, LLC, its successors and assigns; and the undersigned, Wilson & Associates, P.L.L.C., having been appointed Successor Trustee by Wells Fargo Bank, N.A..
NOW, THEREFORE, notice is hereby given that the entire indebtedness has been declared due and payable; and that an agent of Wilson & Associates, P.L.L.C., as Successor Trustee, by virtue of the power, duty, and authority vested in and imposed upon said Successor Trustee, by Wells Fargo Bank, N.A., will, on January 23, 2019 on or about 10:00 AM, at the Wayne County Courthouse, Waynesboro, Tennessee, offer for sale certain property hereinafter described to the highest bidder FOR certified funds paid at the conclusion of the sale, or credit bid from a bank or other lending entity pre-approved by the successor trustee. BEGINNING at an iron stake on West margin of new street or road, said stake stands North 85 degrees West 50 feet, South 3 degrees West 150 feet from the Northwest corner of the lot conveyed by Joe H. Sevier, Jr. et al, to A. C. Walker, by deed dated November 17, 1974, and recorded in Deed Book No. 62, Page 294, Register's Office of Wayne County, Tennessee; thence with said South West margin South 3 degrees West 100 feet to an iron stake in same; thence North 85 degrees West 200 feet to an iron stake with hickory, white oak and chestnut oak pointers; thence North 3 degrees East 100 feet to an iron stake; thence South 85 degrees 85 degrees East 200 feet to beginning, containing 20,000 square feet be the same more or less.

This sale is subject to all matters shown on any applicable recorded plat; any unpaid taxes; any restrictive covenants, easements, or setback lines that may be applicable; any statutory rights of redemption of any governmental agency, state or federal; any prior liens or encumbrances as well as any priority created by a fixture filing; and to any matter that an accurate survey of the premises might disclose.
